ThanksLarry,MTM tenancy might work good in warm climates, but in colder climates, empties with heat running are $ suckers.

cuz of the climatic zone 12 or something like that (not USDA zone) in which i can grow mangoes, etc.So thanksl its really reassuring that amount doesn't change except for small annual incremental increases as u say. in the interim for as long as i hold.only gripe is that by the time i sell, i would have to pay even more in sale price as well as tax assessment by then. so tsk, tsk, what to do?

My husband and I currently own rental homes and in this climate, they have been very lucrative.

@Kristina Modares  You'd think with the business climate being what it is in the U.S. they would welcome small businesses opening, paying taxes, etc.

In this MF climate I will learn a lot build a pipeline of investors.

Leather is OK, but I like quality cloth for hotter climates.
