I have been researching, participating in webinars, reading books/blogs/forums, listening to podcasts, browsing the MLS, etc... attempting to do my due diligence.

I continue build a network of friends who currently invest in real estate as a way to discuss ideas and methods as well as learn from their experiences.As part of the ramp up to my first deal, I have been seriously browsing listings and doing a number of work ups to practice my analysis skills.

Thanks for the info Susan... the pattern that I discovered in this area... from other real estate investor in the area is that it makes sense... but you must know by how much to increase rent though... and that's tough to understand from the rent control town codes that I am browsing around right now...
