Hi Julie Khaled ,Welcome to BP, as a fellow Canadian in Vancouver BC I can tell you that on tee west coast here is not a lot of buy and hold properties hat are cash flow positive due to high prices, however it is a great market for fix and flip (large returns) and redevelopments which is what I do with investors.

So lately I have been structuring private money deals where my business entity purchases property with a loan from canadian investors, now these investors have an 8-12% annual return on an investment under 50k with with DCR of over 1.5 secured by real estate.
