They are out there, you just need to know your market intimately, down to the neighborhood, and be able to strike aggressively when opportunities arise.

Properties listed on the MLS are more than likely going to find a strike price that falls in line with what the market believes the property is worth.

The only other way is to find an owner of a duplex who would be willing to strike a deal with you.

Is the seller now willing to take a price that's enough less than the option strike price for you to take a slice and still leave enough profit to be attractive to your buyer if the T/B does decide to exercise the option?

If I was do strike a deal with a property owner via a lease option to buy in 2 years, I do improvements such as exterior paint, landscape, etc. would I be able to take the the tax write offs @ the end of year?

I've been working with a realtor and have MLS access and check it multiple times daily.Just recenlty a few deals have come up that strike my fancy (80-100k under assesed value).
