We are 'buy and hold' investors, and our general rule of thumb has been to purchase properties (and choose financing options) that enable us to double PITI on a gross basis (if PITI = $650, then it needs to rent for $1300).Obviously, one of the best ways to effect this ratio is to move from 20% down to 25% down.

Check out the Redfin and Zillow apps - you can get information on the go plus Redfin's app can show you if there are any open houses nearby (you'll have to enable location settings for this to work +effectively).There's even a Zillow Mortgages app that's worth downloading as a handy mortgage calculator.I'm interested to see what other apps the BP community uses/recommends..

I wouldn't rule out hard money - it exists for a reason and could be a short term solution that enables you to get control of a property, add value and then move into a lower-cost lender.
