With the weak commercial market conditions (I'm in the Seattle market, and of course some sub markets are doing better than others here) many need deals right now. 

If the offer is real, it may be very weak. 

I believe you should start with a thermal scan to identify the specific weak spots, then spend the money necessary to insulate it properly.

Aloha,Since you seem to be weak on cashflow and reserves to address major issues, you most certainly should not take on a project with obvious foundation and structural issues.

That is pretty weak. it should be more like $100 min.

The only material recourse in a situation where a tenant is chronically late but ignores late fees is to non-renew their lease when it expires and take the late fees out of the security deposit (but this also can get sticky if there is damage to the property, and the cost of repairs exceeds the deposit.)

It is a database of practice tests and it has an incredible algorithm that helps you find your weaknesses and improve. 

If you are looking in Akron, Ohio and can find properties but can't get any referrals to a good property manager, then you may want to look at another market.I would rather have a good PM in a weak market than to have a strong market with bad PM.
