How do you essentially "finesse" the fact that you're not anywhere near their market and will be relying on "boots on the ground" to get the deal done?

Not to be a downer, but borrowing from friends and family and taking out a 401k loan could mark the end of things in more ways than one.  401k loans need to be re-paid within 6-months of termination.  

Since I'm not a paying member, I cannot send message to people who are not my "colleague".

You'll be relying on someone else 100% to manage the property.

The real estate agent told me that if I decided not to buy, the house would have to be re-winterized, and I think I would have paid for that.I don't remember if I had the ability to go back to the inspector and say "you missed this, I want money" if something major was found later. 

I found this deal from a fellow BP member and after running into dead ends with my local lenders, I was able to secure financing from another BP member I met in the forums.Since closing on the 4 Plex, I'm under contract to purchase a duplex as a buy and hold as well as a SFR foreclosure I plan to BRRR using a hard money lender I met here on BP.On tract to add 7 units and $5,300/m in potental gross rent since getting involved with Bigger Pockets in August....Thank You!
