If the mailbox had a flap at the start of a tenancy, and it disappeared, under my lease, that would be charged to the tenant (potentially the same for the broken closet door.. but the description is too generic to understand if it wore out or if it was abused).

@Omar Tinoco doing business with family & friends only works out half the time at best.They often abuse the relationship by expecting favors and then make you out to be the bad guy in your social circles.Hire a PMC.

This doesn't happen a lot but the law has caught up to "Bankruptcy Abuse" and when a landlord has an eviction judgement in hand, it remains in effect now.

This guy should be locked up in jail for abusing the court system for his own greedy purposes.Idiots like that make tenants overall look bad.Probably a good idea for landlords before renting to a tenant to make sure they either get pics of the properties condition beforehand or maybe a video going over the whole homes condition.Of course doing background checks with other landlords in addition to credit checks would be a no brainer.

Unfortunately these 0/0 cards tend to have somewhat low credit limits to prevent people from mass abusing the cards.If points/cashback is something you value, then depending on your spending habits something like a Lowes credit card can be decent as it offers 5% cash back on all Lowes purchases.
