There will always be more time involved and inherently more risk with raw land but if you can do your due diligence/research and have a good grasp on what the finished product will sell for and its demand, it can lessen the risk. 

Sounds like you don't quite have a grasp on keyword bidding.

Its out of wack for sure and I hope they get a grasp of it cause I'd like to be mobile while away. 

And you're only in it for the money and not building long lasting personal relationships.It only seems like the arguments are jumping around because you don't seem to have a full grasp of what I'm saying.

I don't think people that have lived there and are investing from out of state can really grasp the reality .

I am working in property management, have a pretty decent grasp on how buy and hold investing works, but am not quite in a place to do so myself.

I have a solid grasp on the neighborhoods and I also have connections with PM's, contractors and subs.
