It was more of a generic sales pitch because there was absolutely no value (at least to me) and a complete waste of time.

@Andrew LittonSomebody should at least point out here that judging by his other work, this plumber isn't the sort of guy you want to work with over the long haul.You have what looks like a rather expensive straight-to-stud base+surround with two benches for your shower and all he put in as a shower was a generic two-knob valve with a generic shower nozzle.

They will probably try, but I don't think they can do it without it feeling generic. 

We take over management of rentals all the time from owners who were using generic leases they got from someone online, and they're a mess filled with loopholes.

The owners family is willing to do a lease option....I need some advice, other than the generic beware of HOA, fees, etc.

I did the same and switched from a generic letter to professional letterhead.

Cut paste, rearrange and make the lease what you want. or go to office supply and get a generic one. really it's best to have your lease and paperwork ready before you market your rental. and addendum's for crime free/ drug free,. lead, pet, security deposit should really be first priority to have set. 

Family community - create happy children rooms, girl, boy, with small toys in the corner, and a few generic family pictures.
