They also may not have easy transportation, so it may be easiest to get a bank account at a nearby bank where they can deposit their rent.Also, some Social Security payments are not received until the 3rd, so you may need to adjust their due date.And don't be soft when you hear a sob story about not having rent because they had to spend money on this or that and they're so poor, etc.

I'd feel much more comfortable paying to have it replaced than purchasing a used dryer (with an element that could go out any time), and going through the hassle of picking it up, transporting and installing it.

Once we had to store for 30 days and actually stored for 60 days (long story-see my post about that one), the tenant never came up with the money to get her stuff back, didn't have the means (labor/transport) to deal with it either, so when her time was up we sold some of it in consignment shops, gave some of it to a charity thrift store, kept a few useful items for ourselves, and took the left overs to the dump.

If I as a landlord charge a Fair security deposit and have to itemize and return the remaining funds to the tenant, Why can a HOA or COA charge an Unregulated fee amount and Not have to itemize actual expenses and return the remaining funds?
