If you don't want to pound the pavement then I recommend hard money lending, syndication, or some other form of capital investment.

For example, if you go to a judge and explain that you are a wholesaler, advertising a property that you do not own and have no RE or listing contract to sell, and you found a cash buyer that tried to cheat you out of the deal, that judge is likely to tell you to go pound sand (that's a legal term :) ).Even then, a cash buyer can still possibly legally take the deal from you by just giving the owner their card and telling them to give them a call if it doesn't work out with you the wholesaler, then just sit back and wait ... if you can't find another buyer to perform in the timeframe of the contract, they step in and offer above your contract price with the seller, but below your price to the cash buyer, and they get the deal, perfectly legal thing for them to do and your contract does nothing to protect you in this case ...

If you were a little guy with a pizza place paying 1.90 a pound for cheese and the market goes way up in costs to 2.75 a pound you would get crushed on your profit margins.
