I'm mostly just concerned with figuring out how much you're paying to trim trees, etc., and how often that needs to happen to ensure the area is safe for the tenants.

For lawn maintenance I always put that on the tenant as their responsibility but do stop by once a year to trim bushes.

The reason for this is because your policy is the policy that protects the items damaged (flooring, walls, sheetrock, insulation, studs, trim, etc.).

The properties appreciated by only penny, the rents are too low, the cost to clean and paint the homes and trim the trees and take care of the yards is the same as anywhere else and I had trouble with several property management companies and one company totally disappeared of the grid with $20,000 of my security deposits and even the rent collected for the last month making the total theft about $35,000.

The original thing was he was supposed to start in October of 2020 and that building was supposed to take him roughly two weeks to get done beginning to finish and the reason why is it was an 800 square foot guest house it was already framed up the only thing he had to do was get the electrical done put the drywall in floors trim roll it on out and be done within two weeks if he was taking a long time it might take him a month.

I can have 7 orders I pick up all at once If I find out of say drywall acres I just switch over to spreading mulch that day or painting trim, as opposed to running to Lowe’s to get the screws for larger items I have them delivered
