I think a bit of hesitancy on the part of developers can be good, because one of the phenomena that happens is that developers are too industrious and ambitious, and they overbuild, creating a huge glut of supply in a market downturn, making landlords want to pull their hair out.

You are still the owner and you will have to fix any big-ticket maintenance problem, but that rule will cut out 99% of the nuisance calls from a tenant and get the property out of your hair in a couple of years.

The nice part about glue down vs T&G is that if a section ever gets damaged you can use a hair dryer to warm it up, peel it off and replace it.

We live in the KC area and plan to BRRRR here for awhile, starting with sfh in Missouri suburbs like Gladstone, Independence, Raytown, and eventually moving our way into Johnson County on the Kansas side (maybe Prairie Village) when our bank roll gets big enough.As to who we are, she does hair and is at the top of her field in an upscale Aveda salon.

A little more information: Many of the outlets are only 2 prongSome rooms may only have one outletVery few lights in the house, so the outlets have to used to plug in lampsToo many areas of the house are on the same breaker so you pop breaker from time to time (example: you can't run a hair dryer in both bathrooms at the same time)There is ONE outlet in the entire garage and one outlet is used for the garage door openerPerhaps just a new panel, the GFCI outlets and additional outlets is the way to go, rather than removing the existing wiring, just add to it.
