@Sheena VargheseThe way to tag someone on the post is a.) they must be on the thread to begin with and b.) type "@ then the person's username (no space between @ and the persons name by the way...)"...the person will then appear beneath the typing box in a blue highlighted font.

I would think there'd be a shot with community banks (look at banks with assets under $1.0bn) lending for their portfolio, where they'll weight the performance of the asset (ie. the Debt Coverage Ratio) and your liquid reserves more heavily than DTI ratios.I'd put together a nice looking package highlighting successful track record with current properties, discuss your investing approach/strategy, and put together a well-documented pro-forma of the new property, reflecting a strong DCR of, say 1.75 or better.

This chart is only covering 1 aspect of due diligence and is meant to highlight neighborhoods that are outperforming the market by the numbers (numbers dont lie) and is meant to be a reference for anyone interested in those areas.To your stock reference- performance in a property is often dictated by location and the surrounding conditions just as a stock is dictated by its surrounding conditions.

A suggestion for your title post might be: "If there are no deals from new MLS listing, that allow for all the standard contingencies and a regular home mortgage at 75% LTV, 100% financed by only me, in the SF Bay Area..." perhaps better highlights a lot of constraints that you have placed on your "deal"???

Each row is formatted such that the highest price is highlighted or the lowest price is highlighted depending on the label (i.e the cell with lowest price to rent ratio is green as it is most ideal while the highest GDP is green as that is most ideal).
