So when asked about therapy or service pets I tell them that I can accommodate them but they must return the house in the condition they are getting it and that would include completely cleaning the duct work and HVAC system, replacing filters, completely cleaning the flooring until there is no hair, removing all fur from the wood slats on the deck, etc.

Request  upfront a fee to clean air ducts of fur, deep cleaning of carpets and floors, etc so that you house returns to an animal free home that can again be rented to those with allergies to pets upon their leaving.

The buyer in an installment sale needs to be prepared to refinance the loan (or sell it) to meet any demands, if they can't it falls to the seller to pull the rabbit out of the hat.
