One of the vacancies I recently filled, the tenants liked that there was outdoor space even though it was small.Next, I agree you will not get a large family in there; my earlier post guessed at two occupants, maybe three tops.

If I'm sounding negative, here are some positive aspects:  the climate is great, access to outdoors/sports is excellent, and the city isn't sprawling.  

I purchased two sets sets of indoor / outdoor units.

It is now 200 plus 18 outdoor spots.

It has a great layout and outdoor space, but it is small is square footage and has a tiny bedroom.

The biggest focus of the amenities will be the outdoor pool and property.

We bought our office in 2013 and have room for about 16-20 desk spaces and 1.5 acres of green space with agent vegetable gardens and outdoor areas to work or just recharge.

We are like outdoor animals at the mercy of the weather. 

Sun 4 seasons great out door activities year round... either way its a personal preference.. and west coast from Vancouver BC to San Deigo is pretty hard to beat compared to the heat and humidity of anything East of the Rockies.For me Napa Valley was the spot I lived there 10 years and I would suffer CA tax's etc to move back in a heart beat..

The outdoor condensing unit alone one a multi zone ductless system is often the same or more that a furnace, AC coil ,and Outdoor condensing unit combined.
