It's seems clear he has a difficult time getting to and getting in & out of the bathtub, and some of our deferred maintenance included a leaky tub surround, presumably due to the strain placed on the tub by the large gentleman.Not entirely sure what is happening there in regards to his laundry/food situation but it seems clear he must be being enabled in some ways by his roomate.My friend is a compassionate guy, however I am concerned that the property value and quality of life of others in his building could be adversely affected by this tenants presence.

That would enable me to 100% finance the deal, yet still create enough equity upon completion to pay off the seller and pull a hefty amount of equity via a cash out refi or line of credit to fund future deals.

Just a quick thought for the out of state folks, in Colorado electronic signatures are the norm, and the standard contract has a Countered check box that enable initials, and that needs to be done rather than signing the contract just below.

The relationship between the parties constitutes shared interests between the buyer and the seller, and enables the buyer to receive a mortgage on the property with no financial consequence in the even of default.Don't do it, it's not worth it, I've talked to my commercial lender and attorney about this in detail because I come across these opportunities all the time.
