Unless you're managing a portfolio of properties, you are unlikely to meet this requirement.Remember - going to networking events, researching your next property, running numbers on your next property and learning about real estate are NOT qualifying hours.Qualifying hours include managing and communicating with tenants, bookkeeping for the rental, making or managing repairs to the rental, buying and selling real estate (going to closings, meeting with clients, etc).The RE Pro status is difficult to achieve - by design.

On some properties I have property management (they all seem to use AppFolio) on others I self manage with direct deposit and have a bookkeeper that handles the bills and gets everything ready for my accountant.

This was an expensive PITA and had to be done twice since it's very sensitive to construction dust on walls.Apartments.com has been wonderful, easy and free for rent collection.Another website that I've also just gotten into for bookkeeping is  Stessa.com    Love it!

(please tell me I'm full of BS, all you PM's, if this is not true)  That's the only way you can scale it up to hire all the people you need for Leasing, bookkeeping, etc, and to be able to have an after hours service to handle emergencies, so you can ride your harley on the weekends and sleep at night without being interrupted.Instead of taking all the time and headache of building a PM business, I'd use your money to find and buy and sell investment properties.
