i do my own with turbotax basic, have about 15 installment sales so my income tax is about 25-pages.I'm being audited now because i made mistake of putting business deductions on schedule C rather than A . . . amended the return and am awaiting their reply.

About 3 weeks ago we got title and sent it to attorney to find out it was ridiculous and he wouldn't let us close on it unless they amend it.  

The fact that yours  didn't is very concerning.PM and I can supply you a inspector I use as well as a couple differnt foundation companies you can call for pricing.What does the amendment to the offer say in regards to who can brace the walls?

Mark Hi Mark,Among other things, I draft all new lease requests, renewals, amendments, etc for all of the properties.

We also have them sign an amendment stating they are the only 3 living in the property.We wrap it all up by saying as long as you guys pay on time and we don't get complaints we don't police who is staying over at the property (wink, wink).

Although you could mitigate that by having money held in escrow at title - but not sure he would agree to that given the situation.A lot of sellers are getting cold feet right now as they quickly are finding that it is difficult to be a buyer in this market.I would not terminate the existing contract to sign a "new contract" you lose all leverage if you terminate- hence why the listing agent is suggesting, you can amend the current contract to anything you want without going out of contract.

I'm hearing from more and more people who have setup 401k plans with companies that do not offer ongoing support and some don't even support the documents they provided (that is, keep the plan compliant with ongoing document updates as needed for regulatory amendments, no less discretionary amendments).
