In the state of Texas, the realtor must disclose that to you and have you sign a form acknowledging that fact and giving your consent for them to represent you as the buyer, if they are also representing the seller.

It does seem that picking up a few little tricks here or there can help, but to get the big benefits you really have to do the full "collection" and system implementation of the process.Not easy to do but he acknowledges that by saying you really should just put the whole world aside for 2 days to get setup.
