We were looking to move to the south east.

You can purchase properties in the midwest or southeast for very inexpensive <$50K and have a good, trustworthy property manager or turnkey provider take care of your investment while you move around with your job.On the house hacking front, remember you don't have to own title to sublet a room out.

If your buyers want 2 and 3 bedroom ranch style homes in the Southeast part of town, why would you jump on what you think is a good deal on a duplex on the North side of town?   

I grew up in a small town southeast of Kansas City, graduated college from the University of Missouri-Rolla, and had my first job out of school at Cerner in North KC.
