It's all or nothing (at least in my market).I generally don't bundle utilities with my S8 rentals because I just don't have faith in tenants not to abuse it if I did. 

I understand the sentiment, I really do - but good intentions don't make up for an often sloppy execution that results in rampant fraud and abuse.

In my opinion the two major drivers of the increase are 1) higher reinsurance rates charged to the carriers, and 2) lawsuit abuse which inflates claim severity. 

That's the legal and ethical way to do this - buy the property and then resell it.It's stunning how much pure unbridled greed blinds wholesalers to the abuse they heap on unsuspecting consumers.
