So my question is how to phrase the benefits of owner financing to an owner of a property I would like to buy with the tax benefits.

The manner in which you are phrasing the question is over complicated and attempting to use a bunch of jargon which only confuses the simplicity of the idea.

I agree that many people interchange the words/phrases, but the meanings for each do have specific definitions/facts to them and are set in stone.A double close is different than a simu close in that the double close has 2 escrows (although often with teh same escrow company and the A-B transaction is funded with buyers funds (B) and not end buyers funds C as in a simu close.Wet funds are funds of yoru own or your lenders whereas dry funds are from your end buyer in the simu close scenario.

I love the phrase but deep in my heart I never felt that buying a house for $30,000 and selling it the next day for $60,000 was really benefiting the seller.

It's the fastest way to turn a large fortune into a small one that's for sure.On our aircraft owner and pilots forum... one of the repeated phrases is he or she just did not know what they did not know.. this is the same thing here ..

The phrases to look for are "single party" (okay) or "dual party" (not okay), though sometimes "single party" states can also have additional rules. 

Have you heard the phrase "don't go long with short term money?"
