C has underperforming schools, but relatively safe neighborhoods, as long as you aren't a gangster yourself (eg, there is crime and shootings but its 'business' and more nuisance to the citizens than actual threat) .. blue collar, etc.

Since you're not a resident of the US, a citizen of the US and the properties are not located in the US, Nevada and Delaware entities are not going to be helpful to you.A quick google query tells me that Australia does not have LLC entities like we do in the US, but they do have something sort of similar called a Proprietary Limited Company.
