I've never been but from what I've been reading and also hearing from people currently investing there it seems to have that cool/hip factor emerging and I've seen that translate into large price increases in other cities.

My day job is that of a nurse at the local hospital, I asked around to find translation services through the hospital and paid an interpreter the $50 per hour to help us through this process.

However, every deal deserves and should have the right education to help clients see how that deal translates into what their objectives and needs are.  

My bigger concern is that as nurses leave the field, perhaps there will be jobs left  vacant that will translate in to fewer travel nurse bookings. 

The difference is slick marketing but that doesn't translate into better profits for the investor.

I would argue that even that wouldn't be enough by your definition.The truth of the matter is that there is no way to guarantee that financial indepedence today will translate to financial independence tomorrow.

if you are filling a notice on every deal, this is opportunity lost since time = money.What works for me, does not necessarily translate for others.

I tend to shy away form the more controversial topics, because harmony is one of my strong skills, which translates to minimizing conflict.  

Tax liens often indicate that bigger financial issues exist, and that can often translate to "no equity" properties.
