So let me see if I understand this correctly... the purpose of the license is to ensure that the agent/broker maintains a fiduciary responsibility to the seller, yet, at any time, the agent/broker can simply say, "I'm acting as a principal and therefore have no fiduciary responsibility whatsoever,"... so what exactly is the point of having the license at all?
