., it's great you working numbers on potential deals that you'll never do, as the more you get involved and work the details the more confidence you'll have when it's time to strike.

You can check about complaints with the BBB.Visit where the builder is or has worked and look at the subdivisions, if you see someone in the yard, strike up a conversation and ask the owner how their home build went!

Personally, I think you're going in to it with a strike against the property which could be a big problem.

My guess is... average midwest dudes would get eaten alive and strike out competing in the big leagues. 

The competition from other sellers will keep prices soft, so you may be able to strike some deals, but know why they're leaving first or you may not have any buyers.

Frankly, there's nothing better than the cohesiveness of togetherness when disaster strikes.

Swanny strikes again :)I would like to see new folks differentiate between a small plex and a commercial apt building when they ask about financing and whether to establish an LLC or not.  

Striking the right balance is (almost) impossible and is only known in hindsight.
