Most PMs have rent collection and maintenance streamlined, but may be lacking in finding you a good tenant.

The presence of an HOA is a crucial factor, as a well-maintained HOA can streamline maintenance and reduce costs, while a poorly managed HOA or high monthly dues can potentially affect your revenue.

The easiest, most streamlined way IMO is to let your GC handle as much of the process as possible, rather than piecemealing it out.

Have some of your wealth in RE, 401(K), REITs, international markets, crypto, bonds, etc...according to your relevant risk level but I think you can and should be invested in various different asset classes and markets. 

For your own venture or a closely held family venture, the plan implementation can be pretty streamlined. 

They cash flow extremely well, and have been relatively hassle free once I got them streamlined.

I had similar situation, with rents prorated at move in and had some wierd collection dates.I went to 1st of the month and streamlined everything,, I had to rewrite some leases of course and give notice of change of payment schedule..
