Nothing earth-shaking, but it makes me think terrible things about later routine maintenance.

And that scenario doesn't include any routine maintenance.Could be better.

That was unfortunate for BP to add credibility 2X to this notion and especially for investors who then got the bait and switch routine.

Most of these are standard maintenance items and should be completed routinely anyway.- Tom

I think the small amount of cash generated by the higher loan amount would not be enough would not trigger sufficient taxable boot to warrant the costs involved in an Improvement 1031 Exchange.Remember, there are essentially three "buckets" of closing costs on your closing/settlement statement, which include (1) routine selling and/or purchasing expenses, (2) loan payoff costs or loan origination costs, (3) and operating expenses. 

Well they then did the Joe Picket routine and sold on contract with low down to folks..

Although there are some tougher areas then others, it is all about setting up expectations in the beginning with your tenants and follow through routinely.
