Then ask her to schedule a final walk of the property/unit with you - when it is completely vacant of all possessions/trash/persons - on or before the expiration date so that her security deposit can be promptly processed. 

She promptly moved in her son, his girlfriend,  and a pit bull which they were letting out the door to run free

@Jason Carter would be easier if I wasn't currently working in Africa :) . that is the hitch - keep assets uninvested until I get 'home' or wade through the options remotely and be completely overwhelmed by the prompts and messages from here on bigger pockets.  

When I saw your comment about billing back prior to installing meters it prompted me suggest you will want to take a look at any statutes in your state which regulate how utility billing is to be done. 

Hey @Delaney PlaceStarting out virtually isn't necessarily naive, but it does add a layer of complexity to overcome.

I did reach out directly to James a couple of months ago about potentially listing a local property of mine.The response, while prompt, left me “underwhelmed:” I was in no hurry, and the property is cash flowing just fine even as I self-manage it.

TurboTax does prompt users to enter the land value, and it will subtract it for you, so hopefully that's already correct as long as you had the right values to enter for that. 

Prompt and good customer service.
