I am thinking of buying Class C one story garden apartments or duplexes and remodeling them into handicap accessible units.

I am looking at a property (garden apartments) with 20 units, 100% rented.

Please reply with your suggestions for date/time and place.I'm also looking for a multifamily in the Morris Park/Pelham Gardens sections of our beloved Bronx.

If you want your landscaping to survive tenants you should 1) put in sprinklers, 2) pay the water bill yourself, and 3) hire a gardener to maintain the landscaping and yard. 

-Tenant left a big fish pond, big garden pavers,  and some personal belongings, old vacuum cleaners, cloth baskets, etc.

I hired a gardener to come and remove the tree and peeked next door at the yard and it was covered with tall weeds so I asked them to go and pull out all the weeds and spray weed killer.
