When we demo'ed the basement we found that there was essentially no foundation and the best option would be to demo the house and build a new, modern and larger SFR/ADU.We decided to proceed with the DADU constrution which when sold would pay off the loan.

Had a lot of back and forth due to FEMA regulations and that we’re not supposed to “overdo it” beyond 50% of the assessed value, otherwise, we need to demo it.We hired a private appraiser to increase the value of the property, and we sort of got away with it.

Also, I would have a draw schedule in your agreement with specific project milestones (demo, electrical, drywall install, finish work, etc..) and payments along with milestones rather than dates.
