Where you start getting into a hazy area (in the U.S.A. they have recently added clarity around this matter) is if you collect above market rent and credit a portion of that rent towards the purchase ... this is where your CPA will be necessary, but I would recommend you not go this route.

If wholesaling gets popular enough to be considered a real problem (currently a lot of folks try it for a few months maybe, but most never actually do a single deal), there will be more clarity on the existing laws and increased enforcement of them like we’ve already seen in a handful of states like Illinois, Ohio, Oregon, Washington, Colorado, and now Pennsylvania apparently.
