-When a tenant moves out, bringing the unit back to good shape to be re-rented, which could include repainting the place, having carpet cleaned or in extreme cases replaced, patching holes in the walls, could be a lot of different things there and that's one I would also say the owner would be concerned about being gouged on by the manager.

Moral of the story, the Buyer/Borrower could embark on a legal battle and win since ultimately they are who is being taken advantage of and all three of you (fund, seller, you) are the bad guys.Alternatively, if you have contact with the DIL Property Owner (original borrower who defaulted and did the DIL), maybe because he/she is getting the tax bill, you can try a Quit Claim Deed with them saying it needs to be re-executed to clean it all up due to clerical errors.

@Kevin Beres  as stated if your in a hot market you probably have to offer at ask over over.. its amazing what 1k over ask will do especially if your in a market that has really never experienced that before..

If food cost,rent,labor go up or store needs to be re-imaged or machines need replacing etc. then I can have next to zero profit.
