I live in NoCo and fix and flip as well as hold on occasion.

HUD sold 3 houses in this city One went for $14000 net over asking Another went for $10000 net over asking and one went for $18,000 less than asking There is a hud realtor in this city suckering buyers into way over bidding I have done research , and about 2-3% of HUD Houses go for more than asking, usually by just a few hundred dollars, maybe 1 or 2K over asking in a rare occasion But 2 HUD houses to go for $10K and $14K net over asking ?

That's happened on more than one occasion from news reports I've seen in the past.

On occasion, we will charge for our "preconstruction services" but we make it very clear to our client at the beginning and we will give them a hard cost before we move forward.
