My real estate agent told me that the Denver market slowed down after the Memorial Day weekend and encouraged us to price our house lower than what we expected to get ($350k list price).

The next day was Memorial Day so the best the maintenance staff could do was bring in a little shop vac to try and get out some of the water and there was a discussion of trying to shore up the outside to keep this from happening again.

Yeah,you really can't do big rehab jobs like reroofing with tenants occupying the property.I would definitely give them notice to move in 30 days and tell them when the property will be available again and what the new higher rent will be.Doubtful they will apply to return the property with the higher rent and you will be able to screen newer and better tenants.You should also repaint,carpeting,tile the kitchen,new appliances( Memorial Day Sales!)
