This is true if they are married, dating, or just friends.When renting to three or more individuals that are not related by blood or marriage, then I increase my standards so that each individual makes at least 2x the rent and has a credit score of 650.

@Justin Ignacio I would suggest staying in your current home and focusing on two things:(1) Paying down any debt (2) hoarding cashIf the market turns in LV and there is blood in the streets, so to speak, you will be ready to make an acquisition.
