Very good advice above...I would suggest also, that if you decide to do rentals, buy one single family house to start out with, rather than a fourplex or something else that may be expensive or difficult to unload.

If the stay great if they move that's the time to update and for 3k upgrade this is max 2 weeks and fully turned in 30 days, if it takes 60 days something is wrong.Its not so much the rent but if I would unload this place, this would pay dividends and turn faster which is key for timing a 1031.
