I have plenty of reserves for a rainy day (I'm not worried about default), but I do find myself stressed with managing the payments and also the flips as it relates to tracking expenses and reimbursements for the hard money.

Im not sure how others do it but when my husband was hired to work for someone they would pay him 1/2 upfront and the rest when he finished.He would purchase the materials and be reimbursed for them at the end of the project.

a contract with the realtor, they have a right to be paid, one way or another (they can put a lien on the house, if necessary) -- so count on that coming out of the proceeds in some fashion - can be paid by you, or the end buyer, or even the seller (typically not the case in a 'wholesale' transaction, though) If you have put down EMD, you can assign it to someone else for the same, or higher EMD -- and you will probably be 'reimbursed' at the closing.

I wanted those who see this forum/post to be aware our rates are dramatically lowering, due to gov't stimulus reimbursements to hospitals no longer being paid out (nearly two dozen hospitals actually went bankrupt or outright closed in 2022).
