There is usually a meeting every month or every other month on City Line Avenue (Philadelphia) at North American Motor Lodge where they discuss Creative Financing.   

For example, Ford Motor Company: they build cars that are much nicer than any single super-duper-expert guru mechanical engineer could ever build.  

It doesn't take but a couple of renters before they disappear.If they are middle-higher income properties, and they don't have central air, I will install window a/c units that mount to the window and wall.

In the end, most landlords make a cash settlement to the complaining party, because it is cheaper than the mounting legal fees and the non-performing rental unit.

If this is all exterior lighting, it would probably be most cost efficient to surface mount the panel and your home runs.

@Varun Parkash - sorry to hear that appreciate you sharing, I am wiling to learn but haven't done much handy work othernan changing the sink motor, replacing the bathroom tap :-) etc., but have a few friends who do this all day, sure Iam open to that as well!!!
