Look for older development entrances and exits, areas with houses that have been around a while and make sure the message is SIMPLE.

Can't sell my flip
13 January 2015 | 51 replies
@Oleg k I have never flip before, I am learning to do my first flip this year. Please take it as suggestion instead of criticism.I think@Joel Owens nails it. 1) the curb appeal 2) the flooring from the living room does not flow through with the kitchen. 3) the front entrance stairs & the wire fence really throws away the interest of potential buyer.

renting rooms in my house

The only way I would ever consider such a setup would be if there were separate, segregated entrances for the boarders part of the home and my own part of the home - otherwise, you are going to have a houseful of houseguests, some of whom may be unpleasant, and NY is not an easy state for evictions.

What should a property manager be responsible for based on the % of rent collected fee?

laundry room lights
9 June 2014 | 16 replies
I have a duplex that I am getting ready for rental. Each unit has its own laundry room, each laundry room has its own door, entrance lock, and inside is that unit's own washer, dryer, a utility sink, hot water heater and storage cabinets. Each room is about 66" by 60" and has an old fashion chain pulling light, just a bare bulb.I would like to switch these out but do not feel like doing the work of running a switch to the space by the door so I am thinking of a motion sensor light. But most motion sensor lights are outdoor security lights.

Thoughts on improving the exterior of this 4-plex

My opinion would be to have a base colour overall and use a complimentary or contrasting colour to highlight trim (adding some trim - Jim might have some ideas on where and what - will definitively give your building more presence. The entrance looks quite flimsy and cheap so could probably do with some beefing up of the supports to become more welcoming.

Once I don't have a W2 income than I plan on using my cash and leverage because I it will be much more important.Everyone is different but we have lived in many of our properties as it was a great way to get started with lower entrance cost and requirements.
