I have marketed on Trulia, Zillow, Hot Pads, Craigslist, Cozy, and signs around the neighborhood.  

.- $200 (<-- your time and effort)5 - You need to draft or send your existing documents leases, agreements, etc. for attorney review - $500+ (<-- even if you don't you'll have to modify them/ time and effort)6 - You certainly need to establish your Tenant approval criteria and get attorney approval - $2007 - Property management software... no not excel, or cozy... serious software that allows you to have owner portals, tenant portals, maintenance, 'pull' funds from tenants bank accounts, send 1099's to owners, etc. -------- $600 - $3,000/yr.

. - Zillow and Craigslistbut if you are looking for more- Cozy and Apartments.com are great resources as well.

Frankly, you can do it....but those are too many questions to be confident.Some short answers:A PM Software like Cozy will offer background checks, screening, etc.For lease up, simply place ads in multiple places and screen people. 

My daughter and I spent about 4K on cosmetic improvements- it’s really cute and cozy inside now. 

@Marc Belisle,I used cozy and Zillow Rental manager to list and advertise the properties that I rent. 

The husband's credit is terrible and the wife's is good so I'm still reviewing.As far as fees, I'm using Cozy so the applicants pay their fee direct to them and they send me the resulting reports.

It is a quiet lakefront retreat in a cozy cove.  

I realize we shouldn't be so cozy with our tenants, but what could you do.
