I LOVE real estate and I'm really excited and don't want to make a stupid move just to get in the game. 

So, they paint a red wall, and the tenant's furniture and artwork won't work and they hate red - you work harder to find the tenants who not only qualify, but love red feature walls.

Do you love real estate or is this a means to an end for you?

We love real estate and have invested in Canada in the past.

Sometimes I'd really like the applicant - some can be so charming and/or are good con artists - that I'd start making excuses for their credit reports or references, and that's when I'd get into trouble ending up with a not so great tenant.So, just stick to your guns and say no. 

They are playing a numbers game, hoping for the naive landlord who will be charmed by their cuteness, and ignore their credit scores and bad references.  

Then, if they don't meet your criteria, no matter how cute or charming they are, you just deny them.
