If I reach out to a random fellow BP member, I have a few criteria:1.

One BP member I talked to turned me on to the idea of commercial real estate, and I think this matches my investment philosophy in a lot of ways.1) In larger deal sizes (Starting 1.5M - 2M down) the interest rates and management fees are lower, providing a better cap rate and CoC return.

The community feeling of BP allowed me to help the realtor on that property find a buyer for a rehab that was way outside of my scope but set up a BP member I have still yet to meet in person to obtain a project he is excited by (at least he is as of this writing). 

Here is rule #1 city inspectors cannot be relied upon for anything, not oversight of your project, quality control, or assurance it is done properly.

Landlords are looking for long term so yes a tenant asking about early termination would be red flag.

The ARV of the property, according to my RE Agent (team member) is somewhere in the 220-260 range.
