What gets really amusing is when one professional tosses those same lobs against other professionals.

I am using the Rent Estimator and Rental Property Analyzer on the Bigger Pockets website.

I am using a VA loan and I am currently located in Virginia beach with the following search criteria: SFR 4/2 with a backyard ( garage is a bonus) , 1600+ sqft with a market time of 40+ days, minor repairs or modifications needed are welcome.The modification and market time is , you guessed it, to be able to negotiate a discount from the original listing price.

I am using the paid version of airdna- but it’s kinda weird, airdna shows 90.5k in annual revenue on this specific property (I found it when looking through the comps), but I requested the seller send me profits/loss and there was only 59k revenue- which obviously concerns me as I assume cleaners etc will be a premium just due to the difficulty.

I understand it is a different  market then what I am used to but 100 to 200 thousand for a duplex or triplex seems like a pretty good deal.

What amuses me is that the realtor industry attempts to convince the public that selling a home is a monumental task that they are the only ones qualified to accomplish.
