Anyone want to walk through their first Canadian SFR or Multi-Family purchase?

@Thomas S.I just assumed that was the Canadian way.

AZ was hit especially hard during the housing crash as all of the snowbirds and Canadian investors stayed away during that time. 

I don't expect all  Canadians would operate the same just that operating in Canada will influence your perspective somewhat. 

I do not own property in the US but I have rented to numerous Canadian service men and women in the past and presently have two renting.

That your plan for this property is for it to be decently maintained blue-collar rental, and what they want to do is not in your budget.I have a Canadian friend who uses that like a mantra.

@Wesley Davenport I don't know that a Canadian landlord could say with certainty what a Section 8 tenant would or would not do.

Also, are you a licensed real estate agent/broker.In most of the US (not familiar with Canadian laws) a property manager must either be an employee of the property owner OR, be a licensed RE Broker.
