However, the bar to be a wholesaler can be hurdled by an ant, so tread lightly and certainly don't think he has the best interest for your clients looking to sell their homes at heart. 

In areas where you can find something since the bar to entry is lower, it will likely have a lot of competition and therefore hard to stand out.

Since you're in New York and want to stay close, you might consider areas in New Jersey, such as Newark, or Jersey City, where there's strong rental demand.
