I am stumped as to if it is worth it to get a business bank account or just open a normal checking and savings account.

If it was owned by someone famous, and its provenance can be demonstrated, then yes, it is worth more.  

However, it could also be a 4 plex worth $800K. 

@Roman Balmakov If you are planning on holding the property long term and have enough reserves to cover even worst case scenarios it could still be worth it. 

But I usually heard this from people who had never owned a business before, didn’t have the cash to back up their plans, and often were planning to maintain full time jobs.My advice: Start with one business.

Jackson County TDR is working hard to position our area as a year-round destination, and it is catching on, but I wouldn't count on significant, year-round cash flow from a vacation rental here.

In my personal opinion, I think the return of 100% bonus (or at least expanding 179 a bit) is somewhat likely with the new administration, so it might be worth it to you to hold off on doing anything until things look a little bit more concrete.

It would be a very expensive pet in one of my rentals - so much so that the tenant would decide it wasn't worth it or go somewhere else. 

If your situation hasn't changed much, it might not be worth paying more for premier.
