The area around Techny is pretty tight (known as the home of a large religious community) & I believe what you are looking for may be found in Northbrook, which is pretty widespread.

This is going to depend on a ton of factors A) Houston is a giant area with a wide spread of varying cost of real estate and you better know what is what because it can make or break your deals.

It may remain "a seller's market" but there may simply be a lot less sellers and a lot less buyers overall.All widespread economics depends upon motion and speed.
